BOSTON – Advisors Living, the residential real estate sales platform associated with Boston Realty Advisors, the largest Boston-based independent commercial real estate and consulting firm, announced today it has the exclusive Listing Agreement for Sandpiper Place in Nantucket, 24 new luxury single-family homes, each with four bedrooms and four or more baths, patio, and outdoor shower plus choice access to a new amenitized Clubhouse with swimming pool, fitness center, grills and gathering spaces, putting green, cornhole and more.

Sandpiper Place is a short distance from downtown Nantucket, with its renowned shops and restaurants, and has quick access to beaches. The new homes, ranging from about 3,000 to 4,000 square feet, each have parking for two cars and a lower level with separate entrance.

The new custom homes are designed with flexibility for families of all sizes, with multi-use spaces that can be customized to any needs.

The Advisors Living team handling sales is under the direction of Janice Dumont, Partner and Chief Executive Officer of Advisors Living New Developments.

“The community offers a true neighborhood feel with outdoor spaces that are open and inviting, with homes that welcome you and incredible spaces that await the memories you make,” said Dumont. “Sandpiper Place is the ideal island retreat.”

Sandpaper Place is a development of Capital Hall Partners and KEMS Real Estate Development. The architect of Sandpiper Place is O’Sullivan Architects of Reading, MA.

Capital Hall Partners is a Boston-based investment and development firm that has developed commercial and luxury residential properties across the United States, including The Residences at Doheny Beach, in Dana Point, CA; Belle Meade, in Nashville, TN; and Rogers Park, in Chicago. KEMS Real Estate Developments is a Boston-area firm that partnered with Capital Hall Partners and on Brickyard and Assembly Edge, two lab projects in Assembly Square.

The new Clubhouse and pool at Sandpiper Place will be exclusively for Sandpiper residents who want to participate, with indoor and outdoor gathering areas for community or special events, an amenity the Town of Nantucket favored for the development.

A model home is available for visits at 3 Honeysuckle Dr. and is listed for sale on MLS and LINK Nantucket. Other homes now under construction are on Indigo Drive, Beach Grass Road, and Goldenrod Court.

All Sandpiper Place homes are three-story, with varying finishes on the lower level depending on buyer’s preference. Phase One of the new development, priced $2.285 million to $2.946 million, will be available for occupancy during June, July and August, with further completions in the fall.

“The expansive, open floor plan is perfect for entertaining,” said Dumont. “The kitchen is a chef’s dream, with custom-painted wood cabinets, under-cabinet lighting, a center island, quartz countertops and a handsome tile backsplash. Fireplaces, patios, and options for an outdoor California Kitchen create memorable moments inside and out.”

Some homes have spacious first-level primary suites that come with semi-custom shelving and ample closet space. The spa-like primary bathrooms feature tile showers, quartz-top vanities, modern fixtures and mirrors. Each plan also includes a spacious laundry room with side-by-side washer and dryer.

Each Sandpiper Place residence has outdoor front porches, white picket fencing, hydrangeas, native plantings, and accent stones to complement the exterior.

Floor plan choices include The Atlantic, 4-bed, 4-bath at 3,152 square feet; The Breeze, 4-bed, 4-bath with 3,229 square feet; The Captain, 4-bed, 5.5-bath with 3,985 square feet; and The Dune, 4-bed, 5.5-bath with 4,382 square feet.

Nearby specialty stores, a bike ride or short drive away, include Nantucket Meat and Fish Market, Pip and Anchor, Bartlett Farm, and Stop & Shop. Health facilities on island include Cottage Hospital and Nantucket Pharmacy.

For recreation, in addition to the Clubhouse and pool, the area has Miacomet Golf Club and Cisco Brewers. Additional conveniences a short distance away include Nantucket Bank, the Bank of America, and the Post Office.

For transportation, there is both the Hyline and the Steamship Authority, by boat, and the inner island bus system, The Wave. Nantucket Memorial Airport, familiarly referenced by the call sign ACK, has direct flights to Boston, New York, and Hyannis.

Educational facilities include Nantucket Public Schools and the Boston University Marine Program. There are a variety of summer camps for youths on the island, including Strong Wings, and Nantucket Community Sailing offers lessons.

Nantucket’s well-known attractions include Surfside Beach, Nobadeer Beach, and Miacomet Beach, with Miacomet Pond ideal for younger children.

Historic Downtown Nantucket is known for its world-class galleries, shops and museums, as well as restaurants like The Proprietors Bar & Table, Dune, The Nautilus, The Pearl, Gaslight, and Lola 41. Others include Galley Beach and Ventuno. Some casual and popular spots include Jack and Charlie’s Ice Cream, Jetties Beach, and Hinsdale Park, with an “accessible for all” playscape.
